What’s My House Worth?

The short and sweet answer is that your house is worth exactly as much as someone is willing to pay for it.  It’s not worth what an appraiser says (unless they want to buy it), and it’s not worth what you have in it or what you may feel you need to get out of it.  Your house isn’t even worth what I say it is unless I find a buyer who agrees with me and qualifies to purchase the property.

So where does this leave us regarding value?  The bottom line is that your property is worth different amounts to different people.  It’s worth one amount to the bank if you want to refinance, it’s worth another amount to you if you love it there and never want to leave, it’s worth another amount to you if you must move and need to sell, and it’s worth yet another amount to a prospective buyer.

If your wanting or needing to sell your property, the only real valuation that matters is the one placed on your property by a ready, willing, and able buyer.  The good news is it only takes one to get your property sold, the bad news is that trying to predict the actions of one individual can be much more art than science.
