Getting to SOLD

Getting homes sold these days is no easy task.  We have the combination of a slow economy, too many homes for sale, competition with foreclosures, and tight requirements for home loans.  The good news is that the economy seems to be coming around a bit and even during the worst of the recession, houses were still changing hands.  So which houses are selling now  and how can you make sure you’re one of the fortunate owners who makes it to the closing table?  What works in this new environment?

The market over the last few years has shown us it comes down to just three actions that make the difference. First, the property must be priced right.  The old adage that the three most important things in real estate are location, location, location should be updated these days to price, price, and price.  If buyers don’t believe they are getting a bargain, they move on to the next property.  Second is Internet presence. The latest figures from the National Association of Realtors tell us that 92% of home buyers begin their search on the Internet.  To sell your property, you’ve got to be where the buyers are and you’ve got to make a good impression.  The third action that makes the difference is making it easy.  This means making your property easy to show, easy for buyers to picture themselves in (think staging), and having a listing agent that other agents enjoy working with.  Because loans, closings, inspections, and most everything else have become more difficult, anything you can do as a seller to make things easier on the buyer will help get your property sold.
